About Villa Aethera

Aethera Villa is a newly completed luxury beachfront retreat on the southern coast of Paros, next to the picturesque village of Dryos. Set on a private seafront estate beside the charming fishing harbor of Pyrgaki, the villa enjoys direct access to its own secluded beach with uninterrupted views across the Aegean.

Completed in 2025, Aethera was built with respect for the land it stands on. Rather than changing its character, we preserved the original olive grove and planted a small vineyard, with plans to produce our own olive oil and wine in the future. Mediterranean gardens filled with lavender, rosemary, thyme and citrus trees complete the landscape.

Designed to embrace the Cycladic landscape, the estate combines contemporary architecture with natural materials, elegant Greek craftsmanship and seamless indoor-outdoor living. Spread across three independent buildings, it offers exceptional comfort and privacy for up to twelve guests, with every bedroom enjoying sea views and its own private furnished terrace.

Whether spending the day by the infinity pool, dining under the stars, or walking through the gardens to the private beach, Aethera offers a refined yet authentic island experience in one of Paros’ most beautiful seaside locations.

Main House

The 267 m² Main House is the heart of the estate, designed around open-plan living that flows effortlessly to the outdoor terraces and infinity pool. Floor-to-ceiling sliding glass doors fill the interiors with natural light while framing uninterrupted views of the Aegean Sea.

The spacious living area comfortably seats twelve guests and features a 75-inch Smart TV, a premium Marantz home cinema system with Dolby Atmos, integrated Sonos speakers and a HEOS multi-room audio system. The fully equipped designer kitchen includes Miele appliances, a central island, Corian worktops, a 46-bottle wine cooler and direct access to both the outdoor dining area and BBQ terrace.

A separate hallway leads to three elegant master bedrooms, each with a king-size bed (180 × 200 cm), ensuite bathroom, Smart TV, safe, wardrobe, hairdryer and direct access to a private sea-view terrace.

Guest House

Located approximately ten meters from the Main House, the independent 70 m² Guest House offers additional privacy while remaining close to the main living spaces.

It includes a master ensuite bedroom together with a separate lounge that can also accommodate additional guests, a second bathroom and a kitchenette. Both rooms enjoy sea views and open directly onto their own furnished terraces.

Guest Suite

Adjacent to the Guest House, the 38 m² Guest Suite provides an intimate open-plan space combining a king-size bedroom, lounge area and kitchenette.

Large sliding doors open onto a spacious private terrace overlooking the sea, creating a peaceful retreat for couples or independent guests.

Outdoor Living

Outdoor living is at the heart of the Aethera experience. A stunning 20-metre infinity pool overlooks the Aegean, surrounded by sun loungers, shaded lounge areas and beautifully landscaped Mediterranean gardens.

The outdoor kitchen is fully equipped with a gas BBQ, refrigerator, ice maker, sink and preparation area, while the dining table comfortably seats twelve guests for long lunches and evenings under the stars. Garden pathways lead directly to the villa's beach.

All six bedrooms enjoy uninterrupted sea views and direct access to their own private furnished terrace with outdoor seating and sun loungers.

A natural well, rainwater harvesting system and dedicated storage tanks provide sustainable irrigation for the gardens and swimming pool, while an emergency water supply system ensures uninterrupted service throughout the property.
